Talbot Development is proposing the development, construction, and operation of a 10-story urban infill mixed-use building at 315 W Huron in the City of Ann Arbor, Michigan. The architecture firm has been designed by Hobbs + Black out of Ann Arbor. The projected groundbreaking is set for mid 2026.
The project will deliver new housing and commercial opportunities while supporting the city’s goals of sustainable density, walkability, and economic vitality. Located within Ann Arbor’s urban core, the proposed development will integrate residential, retail, and community spaces into a single, vertically organized structure that complements the surrounding built environment.
Major Components of the Project
The project will consist of the following primary components:
Residential Units
Approximately 285 units, ranging from studios to family-sized units, designed to meet diverse housing needs, 15% of the units will be affordable.
Construction Access & Logistics
Focusing on off-site prefabrication of structure and wall panels to minimize waste and time under construction.
Parking & Mobility
Below-grade or podium parking structure, along with bicycle storage, EV charging stations, and proximity to transit connections to encourage multi-modal transportation.
Sustainable Systems
Integration of green roofs, solar panels, stormwater management features, and high-performance building envelope design.
Ground-Floor Commercial & Retail Space
About 10,000 square feet of flexible space for restaurants, cafes, or local businesses to support a vibrant street presence.
Infrastructure & Utilities
Upgraded water, sewer, electrical, and fiber optic communications connections to support both residential and commercial tenants.
Community & Amenity Spaces
Indoor and outdoor common areas, including rooftop terraces, fitness facilities, co-working lounges, and landscaped courtyards.
